Energy saving

Save money heating your holiday let.

ThermoLet links your booking calendar to your thermostat, so it warms up before guests arrive and stops heating when empty.

Set a temperature limit, guests stay comfortable, you stop the bill runaway.

Paste your booking link from Airbnb. Link your thermostat. Done.

No new kit, works with Hive (more to come).

No channel manager or PMS required.

What it does

Check-in

Warm when guests arrive

ThermoLet knows your booking calendar and check-in time, so the house is warm, ready for guest arrival.

Occupied

Guests in control, within limits

While guests are in, it runs your regular heating schedule. Guests can override it or boost the heating themselves, up to a maximum you choose. No lock box, and no messages asking you to change it.

Checkout

Energy saving after checkout

At checkout it drops to frost protection, and it picks up new bookings or cancellations within the hour.

You stay in charge.

Override anything, any time. It can't lock you out of your own heating, and your guests keep normal control of the room. If you're nervous, start with empty-house mode only (the safe, no-guests part) and add the rest once you've seen it work. I set every host up myself and watch your first few weeks.

Save on your energy bills

You stop heating an empty house, and you stop guests running it flat out. That means less wasted energy, lower bills, and a smaller carbon footprint you can point to on your listing. How much you save depends on your property, how you heat it (oil, gas, and so on) and your tariff. What you'll see is exactly how many hours the heating stayed off while your place was empty.

How it works

1

Link your calendar

Paste in your booking calendar link (the iCal link your listing already gives you).

2

Connect your thermostat

I connect your thermostat with you on a quick video call, about 15 minutes, nothing technical, and you can ask me anything.

3

Configure

Set your check-in and checkout times, and an optional temperature limit, then you're done.

You'll need a smart thermostat. Hive works now, with Tado, Honeywell and Nest next.

The launch offer

£6 a month

Your first month is free, I set your property up personally, and your £6 price stays fixed for as long as you stay subscribed, even if the price goes up for new hosts later. I'm only taking on the first 25 hosts this way, so I can set each one up properly.

Why I built ThermoLet

I'm Martin. I run a holiday let near Alton Towers in Staffordshire, and two things kept costing me money: I'd forget to turn the heating off between stays, and guests would set it to 27° and open the windows. The heating had no idea whether anyone was in the house, so I connected it to the booking calendar.

It's been running on my own let ever since. If you sign up, I'll set your property up with you, keep an eye on how it behaves over the first few weeks, and answer your emails myself.

Questions

Can I still change the heating myself?

No. Full control, override any time. It can't lock you out.

What if something goes wrong with guests in?

You and your guest can always override, I watch every new host's first weeks, and worst case you switch it off in a second.

Do I need to buy anything?

No. If you've got a smart thermostat, that's all you need. Works with Hive today, and more on the way.

What does it cost?

£6 a month, first month free, cancel any time. The first 25 hosts get personal setup and their £6 price fixed for as long as they stay subscribed.

What if my calendar is wrong, or a booking changes late?

It re-checks your calendar every hour, so late bookings and cancellations are picked up automatically. If a change comes in too late to warm up in time, you can override it yourself in seconds.

Do my guests need an app?

No. Guests use the thermostat on the wall exactly as they would anywhere else.

What data do you see about my property?

Your booking dates and times, your thermostat temperature and whether the heating is on. No guest names, no payment details, nothing about who is staying.

What if I have more than one property?

Each property connects separately, with its own calendar, schedule and limit. Tell me how many you have when you sign up and I will set them all up with you.
