ThermoLet is run by me, Martin, a sole trader trading as ThermoLet. You can reach me at martin@thermolet.co.uk, and my full name and a postal address for formal correspondence are available on request — email and ask.

These terms cover using this website and signing up, and they set out the basis on which I'd provide the service if you go on to become a host. They're written to be read, not to be impenetrable — but they are the agreement between us, so the bits that limit what I promise mean what they say.

Signing up isn't a contract

Filling in the form registers your interest. It doesn't commit you to anything, and no payment details are taken. I'll email you to arrange a call, and you're free to walk away at any point before we set your property up. Equally, I might not be able to take you on — if your thermostat isn't supported yet, or I've filled the spots.

What the service costs

  • £6 per month per property, and the first month is free.
  • Cancel any time. No minimum term, no notice period, no cancellation fee. Cancel and it stops at the end of the month you've paid for.
  • For the first 25 hosts, your £6 stays fixed for as long as you stay subscribed, even if I raise the price for new hosts. Let the subscription lapse and you'd rejoin at whatever the price is then.
  • Each property is set up and billed separately.

What you need for it to work

  • A supported smart thermostat. Right now that means Hive; Tado, Honeywell and Nest are planned but not available.
  • A booking calendar that publishes an iCal feed — Airbnb, Booking.com, Vrbo and most others do.
  • A working internet connection at the property, and a live account with your thermostat provider.

What ThermoLet does

ThermoLet reads your booking calendar and, around your check-in and checkout times, tells your thermostat which mode to be in — warming ahead of an arrival, back to your normal schedule while guests are in, and energy-saving when the property is empty.

It commands the mode and nothing else. It does not set temperatures for your guests, and it does not talk to your boiler directly.

What ThermoLet does not promise

ThermoLet is a convenience and a cost-saving tool. It is not a frost-protection system, a property-protection system, or a safety system, and you must not rely on it as one.

If your property could be damaged by the heating failing to come on — burst pipes in a cold snap, for instance — you need protection that doesn't depend on my software, your internet connection, or a third party's servers. That might be your thermostat's own built-in frost setting, a separate monitor with an alarm, or someone checking the property. Please have one.

More specifically, I can't and don't guarantee:

  • Any particular temperature, at any particular time. How warm a property gets and how fast depends on your boiler, your building, and the weather.
  • Any particular saving. The page says ThermoLet helps you stop heating an empty house — it does — but what that's worth depends on your property, your tariff and how you heat it. I make no financial promise and no estimate is a forecast.
  • That every command arrives. ThermoLet depends on your booking platform publishing an accurate calendar, on your thermostat provider's servers and API, and on the property's internet. Any of those can fail or change without warning, and some are outside anyone's control including mine.
  • Uninterrupted service. This is early-access software run by one person. There will be occasional downtime and there may be bugs.
  • That a late booking is caught in time. Calendars are re-read roughly hourly. A booking that appears at short notice may not leave enough time to warm the property.

You stay in control

You and your guests can always override the thermostat, at the wall or in your provider's own app. ThermoLet cannot lock you out of your own heating. If you want it to stop entirely, disconnect it in your thermostat provider's app and it loses the ability to send any command at all, immediately.

You're responsible for keeping your booking calendar accurate and your account details up to date, and for telling me if something looks wrong. Please don't share your login.

My liability to you

Nothing here limits my liability for death or personal injury caused by negligence, for fraud, or for anything else the law doesn't allow me to limit. Your rights as a consumer are unaffected by these terms.

Subject to that, and because this is a £6-a-month service: my total liability to you is limited to the amount you've paid me in the 12 months before the problem arose. I'm not liable for lost income or bookings, for higher energy bills, or for property damage that reasonable precautions of the kind described above would have prevented.

If something goes wrong because of ThermoLet, tell me. I'd rather fix it and make it right than argue about a clause.

Ending it

You can cancel at any time by emailing me. I may suspend or end the service if the fee goes unpaid, if the service is misused, or — with as much notice as I can reasonably give — if I stop offering ThermoLet. If I shut it down, I'll refund anything you've paid for a period you won't get.

When your account ends, ThermoLet stops sending commands and your thermostat carries on with its own schedule exactly as it would have without me.

Changes to these terms

I may update these terms. If a change materially affects you as a paying host, I'll email you before it takes effect, and you can cancel if you don't like it. The date at the top always reflects the current version.

Law

These terms are governed by the law of England and Wales, and disputes go to the courts of England and Wales. If you live in Scotland or Northern Ireland, you can bring proceedings in your own courts.
